Sometimes the real scares in real estate don’t come from haunted houses. They show up right in the middle of a deal.

It’s wild how one small change can make such a big difference. By switching from monthly to bi-weekly payments, my buyers will save more than $125,000 in interest and pay off their home almost 6 years sooner. 💰

Instead of 12 monthly payments, they’ll make half-payments every two weeks. That adds up to one extra payment each year, which is where the savings come in.

There’s something about fall in Omaha… the leaves change, the air turns crisp, and suddenly everyone’s talking about football schedules and pumpkin spice. 🍁 But while you’re pulling out sweaters and planning weekend outings, don’t forget your home could use a little seasonal prep too.

Every year around this time I do a quick checklist for my own place because nothing’s worse than realizing the furnace isn’t working on the first cold night. Here are a few simple things worth knocking out now:

▫️ Check for drafts around doors and windows
▫️ Clear out the gutters before leaves freeze up
▫️ Make sure the furnace is ready to go
▫️ Give the yard one last tidy-up before winter

A little prep now means less stress later and more time to enjoy the cozy season. ♥️

Omaha’s housing market is still favoring sellers this fall. As of September, the median list price was $325,000, a slight dip from $329,999 last year, showing some stabilization after the strong price growth we saw in previous years.

The median price per square foot came in at $165, just below $170 in 2024, while inventory has increased to 2,221 homes for sale, up from 1,900 last year. With more listings on the market, buyers have a few more options to choose from, although competition remains strong.

Homes spent a median of 35 days on the market, compared to 31 days in 2024. This small increase suggests a steadier pace, but sellers still hold the advantage as demand continues to stay high.

Overall, Omaha’s market feels a bit more balanced this fall, offering slightly more breathing room while well-priced homes continue to move quickly.

So happy for my sellers on the successful closing of this charming two-story home! We listed it in late May at $210,000, had it under contract by the end of June, and officially closed at $202,500 in July. 🥳

With 3 bedrooms, a spacious lot, and a 2-car detached garage, this home had plenty to offer and we worked closely to price it right, attract the right buyers, and get it sold.
