WHEN THE BATHROOM IS JUST THE SYMPTOM 🚰
A shower wall in Sammamish hadn’t leaked for a week. It had been leaking for years.

When we opened it:
🔴 No waterproofing membrane behind the tile
🔴 Failed grout at the corners (where flexible sealant should’ve been)
🔴 Moisture damage to framing and insulation

A construction shortcut on day one that turns a $2K install into a five-figure repair.
Before we touched a single piece of new material, we ran a three-day monitored dry-out with industrial-grade equipment. Two sensors. Sixty-nine percent humidity to eighteen — confirmed below the dry-out threshold.
The part nobody films. The part that matters most.

A West Seattle homeowner called us about a damp spot near their patio door. By the time we opened the wall, we found jack studs gone to fiber, a rotted sill plate, and OSB subfloor turned black 😱

Here’s the wild part: the original installer used the right product. Fortifiber waterproof flashing, ASTM E-2112 rated. The good stuff.

But three install mistakes turned a waterproofing system into a water trap:

🛠️ No sill pan. The bottom of the door opening had no drainage path. Water collected, sat, and soaked the wood for years.

🛠️ Reverse-lapped flashing. The building paper was lapped over the flashing instead of under. Water ran behind the tape and straight down the framing.

🛠️ Deck pressed against the wall. No counter-flashing, no drainage gap. Every rainy day, that junction stayed wet.

In Seattle, with our rain, this kind of install isn’t a question of if. It’s a question of when.

From worn concrete stairs to a beautiful European-inspired entry ✨

For this project, the goal was clear: create an outdoor staircase that felt durable, timeless, and true to the character of the home.

We replaced the old painted surface with terracotta tread tiles and decorative “Aster” porcelain risers for a warm Spanish-style look. Along the way, we worked through material sourcing, tile size variations, waterproofing, edge detailing, and a tight deadline before the client’s guests arrived.

Every detail mattered here — from the substrate prep to the stair nosing and final sealing.
Now the home has an entrance that feels classic, welcoming, and ready to last.

When people think about a perfect shower, they usually focus on the visible parts: storage, lighting, a spacious shower, or even a bathtub. All of that matters for comfort and daily use.

But if we’re talking about what matters most, the real priority is what’s behind the surface.
💡 So if we rank bathroom priorities, here’s the real order:
1. Waterproofing
2. Proper slope and drain details
3. Ventilation
4. Shower or bathtub choice
5. Storage
6. Lighting

Waterproofing comes first because industry guidance for showers and wet areas centers on continuous waterproof membranes that protect the structure behind the finish.

Slope and drain details come right after it, because surfaces in showers should be sloped toward the drain so water evacuates correctly instead of sitting in the assembly.

Ventilation follows because excess moisture and poor airflow create conditions for mold and mildew, even in a well-finished bathroom.

Looks matter.
