The build is progressing smoothly, with another major construction milestone reached:

NEW PROJECT AWARDED 🏡

We’re excited to announce that VD&D Design & Project Management has been appointed as the Structural & Civil Engineers for this incredible Grand Bayview residence.

In addition to our engineering appointment, our Project Management team has been engaged to manage and coordinate the entire Construction Certificate (CC) approval process — bringing the architectural, engineering, consultant and certification requirements together under one coordinated team.

Set on an impressive 4,000m²+ property, this project involves a major transformation of the existing residence. With the Development Application now approved by Northern Beaches Council, the project is progressing through the CC and detailed construction documentation phase.

The transformation includes:

🏡 Major alterations & additions to the existing residence
⛳ New subfloor golf simulator room
🎱 Games room & bar creating the ultimate entertainment zone
🏊‍♂️ New swimming pool & outdoor BBQ/entertaining area
🚘 Additional garage & workshop areas
🛏️ Additional bedroom accommodation
🏋️ New gym with an impressive raked ceiling

For VD&D, this is a project that showcases exactly what our multidisciplinary approach is about — Structural Engineering, Civil Engineering & Project Management working together from approval through to construction.

Our team will be coordinating the CC approval process, working alongside the Architect, Certifier and specialist consultants to ensure the documentation, engineering and approval requirements are brought together and the project is ready to move into construction.

From the structure below the ground to the finished architectural form above it, we’re proud to be playing a major role in bringing this Bayview masterpiece to life.

🏗️ DUAL OCCUPANCY | THE FINAL STAGES 🏡✨

From structure to statement piece… this Oatlands Dual Occupancy is almost complete.

The final interior finishes are now being installed, and after watching this project come together from the ground up, our clients cannot wait to finally move in and call this incredible residence HOME. 🔑

One of the standout features has to be the curved spiral reinforced concrete staircase — an architectural feature that demanded careful structural engineering, detailing and workmanship to bring the design vision to life.

THE NATIVITY OF THE BLESSED VIRGIN MARY 🙏

Today we celebrate the birth of the Blessed Virgin Mary, the Mother of our Lord Jesus Christ.

Her birth brought into the world the woman who, through her faith, humility and obedience to God, would become the Mother of our Saviour.

May the Blessed Mother watch over our families, guide our children, strengthen our faith and lead us always closer to her Son, Jesus Christ.

🏗️ ROOF FRAMING | ENGINEERING INSPECTION |

Another major milestone on site at our Balgowlah residence, with our engineering team attending to undertake a structural framing inspection of the roof works currently in progress.

This is one of those projects where architectural design meets engineering masterpiece.

The roof is a standout feature of the home, incorporating raked ceilings, multiple roof pitches and exposed architectural geometry, all requiring careful coordination between the architectural intent, structural steel and timber framing. The engineering design incorporates structural steel beams and columns together with engineered LVL members, raked rafters, ceiling joists, hold-downs and roof bracing to bring the architectural form together.

What makes the project even more impressive is what sits below the roof structure — a substantial reinforced concrete superstructure incorporating suspended concrete construction and cantilevered concrete elements, creating the platform for the upper levels and complex roof form above.

👏 A huge credit must go to the builder and framing team on this project.

When you have a builder who genuinely understands both the architectural intent and the structural engineering behind it, the difference is visible on site. The workmanship, attention to detail and coordination we are seeing here is above and beyond.

Our inspection focused on the work in progress, reviewing the roof framing arrangement, structural steel, timber members, connections, bracing, support conditions and hold-down requirements against our engineering documentation. The structural drawings specifically require the roof framing and bracing to comply with AS 1684 and provide for engineering inspection during construction.

The finished result is going to be something special.

🌍 CASTLE HILL 🌍

🏗️ PROJECT UPDATE | FRED CATERSON RESERVE

Great to be back on site representing VD&D Engineering, meeting with the development team to review the current construction progress and coordinate the next stages of this major sporting fields upgrade for The Hills Shire Council.

This is a significant community infrastructure project at Fred Caterson Reserve, Castle Hill, and one we’re proud to be providing structural engineering services for. Our structural documentation covers the proposed light poles, retaining structures and new amenities building.

The overall development includes 2 new full-size 100m × 70m training fields, 1 new 100m × 70m main playing field, a new amenities building, associated retaining and civil infrastructure, and 8 major sports lighting poles.

A major part of our engineering package is the structural design of the high-mast lighting foundations, including 32m-high poles to the main field and 30m-high poles to the training fields, supported on Ø1200 reinforced concrete bored piles founded into sandstone bedrock.

Site meetings like this are an important part of delivering projects of this scale — reviewing what has been completed, resolving construction matters with the team and making sure the upcoming works are properly coordinated before moving into the next stage.

From the drawing board to construction on site — it’s always rewarding seeing our engineering designs becoming reality.
