The rental price went up because of both market demand and higher mortgage costs. Interest rates have gone up quite a bit over the last couple of years, so mortgage payments have also gone up. That means owners and landlords have to pay more, so they lease out their properties at higher prices. They need the rent to cover the mortgage.

It is also driven by demand. There has been an influx of new people and new immigrants coming in from everywhere. And most of them are not buying fancy houses. They are more likely to rent apartments or look for affordable housing. So that also pushes up demand and drives rental prices higher.

The only real way to solve this problem is to build more homes, and not just luxury homes. Governments and developers have to work together to build more affordable housing. Developers should still be able to make money, but profit cannot be the only thing driving the system.
