This weekend marks the Summer Solstice, the longest day of the year and the perfect opportunity to make the most of natural light in your home!

Natural light can make rooms feel larger and more inviting, helping to enhance both enjoyment of your property and its appeal to potential buyers. Here are our top tips and simple ideas for maximising natural light:

☀️ Keep windows clean inside and out to allow more daylight in.
☀️ Trim back trees, hedges and plants that may be obstructing windows.
☀️ Use light-coloured décor and furnishings to reflect sunlight around a room.
☀️ Position mirrors strategically to bounce light into darker areas.

Thinking of selling your home this summer? If so, don't overlook the garden during these (hopefully) sunny summer months ahead. 🪴

First impressions matter, and a well-maintained outdoor space can significantly enhance a property's kerb appeal. From a front garden perspective, overgrown lawns, neglected driveways and untidy bins may deter potential buyers before they've even stepped through the front door.

Ball toss! 🥎 Two words you never thought you'd see at the start of a post from a firm of Chartered Surveyors...

Nevertheless, that's what we called our latest team game! We let a randomiser partner us up, and then simply had a minute to toss and catch as many balls as we could.

Unsurprisingly, Harry and Jordon won this. We can't quite decide whether they are very talented or simply very lucky...or maybe just a bit of both! 😉

Are you feeling the heat in your loft conversion? With the weather looking like it's going to start warming up again over the coming days, it's worth knowing a few simple tips and tricks that can keep a loft conversion cool during the summer months.

These include:

☀️ Upgrade insulation: good quality insulation doesn't just keep heat in during winter; it can also help to slow heat gain in summer.

☀️ Improve ventilation: roof windows with trickle vents and opening windows on opposite sides of the property can help improve airflow.

☀️ Install black out blinds or reflective glazing, as these can significantly reduce the amount of solar heat entering through roof windows.

☀️ Keep blinds and curtains closed during the hottest part of the day, especially on roof windows.

☀️ Don't forget about simple tricks like using good quality fans overnight!

☀️ If you really want to keep your cool, consider installing air conditioning. Work with an experienced installer to get the best possible solution for your loft build.

Summer is a great time to view property: more natural light gives you a good feel for the space, you can usually view the garden comfortably and you can better understand how indoor and outdoor spaces work together. But that said, don't let the sunshine distract you from potential issues, and the summer itself can bring some aspects that you should be aware of.

For example:

😎 South-facing glazing and gardens:
✔ Bright, naturally lit rooms.
✔ Potential energy savings in winter.
✔ Nice, bright outdoor spaces.
✖ Risk of overheating in summer.
✖ Possible fading of furnishings and flooring.
✖ You may need to add aspects of shade in the garden.

☀️ Conservatories and extensions with large expansions of glazing:
✔ Extra living space and garden views.
✔ Attractive, light-filled rooms.
✖ Can be too hot in summer and cold in winter.
✖ May have higher maintenance and energy costs.

With these aspects in mind, we recommend that during your viewing, you should check for good ventilation, signs of condensation, and any cracking or movement around large glazed areas. Of course, a professional survey will also highlight any areas of concern, and it's important to read the report that accompanies the EPC rating, too.

Before it becomes a problem, have you checked for…roof defects? 🔍

Your roof is your property's first line of defence against the elements, but many defects can go unnoticed until they lead to costly repairs.
