WHO IS A SURVEYOR?
A surveyor is a professional who measures, maps, and analyzes the physical features of the earth’s surface. They use specialized equipment and techniques to determine distances, angles, positions, and elevations.
Surveyors play an important role in land development, construction, engineering, and mapping projects. Their work ensures that land boundaries are correctly established and recorded, and that roads, buildings, and other infrastructure are designed and built accurately.
WHY DO WE SURVEY LANDED PROPERTIES?
We survey landed properties mainly to establish their true location, size, and boundaries. This is important for ownership, development, and avoiding disputes.
1. To establish legal ownership:
- A land survey shows the exact boundaries and area of a property.
- It provides the evidence needed for issuing a Certificate of Occupancy, deed, or title.
2. To avoid boundary disputes:
- Clearly marks where one person’s land ends and another’s begins.
- Prevents encroachment by neighbors.
3. For land transactions:
- Buyers and sellers need accurate survey plans before purchase.
- Banks and government agencies require surveys before approving loans or projects.
4. For development and construction:
- Survey data helps architects, engineers, and builders design correctly.
- Ensures buildings, roads, and fences are built within legal boundaries.
5. For taxation and land administration:
- Governments use survey records to assess land for property tax.
- Helps in urban planning and allocation of plots.
