I did it. My dream of buying a house in Aiken, South Carolina finally came true.
This property has been over two years in the making. When I first moved from Los Angeles to South Carolina in 2024, I considered moving to Aiken for its equestrian culture, but ended up choosing Charleston.
However, upon my first visit to Aiken, I fell in love with the small town feel, the friendly people, the horses, and the history. I knew then, that one day I wanted to own a vacation rental home here and become a part of this community.
But getting to this point took more determination than expected. It was a roller coaster of emotions, self-doubt, sleepless nights, and financial uncertainty.
In Jan 2025, I decided to sell the first property I ever bought, a condo in Los Angeles, and use those funds in a 1031 exchange to purchase the Aiken property.
I had to pay over $10,000 to buy out my tenants in LA last year, then that empty property, although beautifully upgraded and well cared for took 6 months to close due to reasons out of my control (and a terrible buyers agent - you handled her like a champion 🏆.)
When I found this property in Aiken, it was all riding on the condo closing. Real estate deals fall apart for reasons out of our control. It’s just part of the game. Each day brings new curve balls thrown at you.
Monday I got the news that the seller would not extend our contract to purchase the house in Aiken. For nearly 48 hours, my team and I raced the clock to close on time. Just after 6 pm last night, I last I finally received the news that we had made the deadline.
It still hasn’t hit me yet as I hit the ground running to get this property up and running as a rental in less than 2 weeks.
