New Property Tax Benefits for Seniors
As of April 1st, Proposition 19 expanded property tax benefits for those 55 and older, the disabled, and victims of natural disasters, allowing them to transfer their property’s assessed value and tax basis when they sell their home and purchase a new one, or any value, anywhere within California. Previously, this tax base transfer opportunity was limited to only 10 counties statewide. Additionally, eligible homeowners can now transfer their base-year assessed value to a more expensive home, whereas the previous law limited the transfer to a home of equal or lesser value. Eligible homeowners can also transfer their assessed value up to three times, while under previous law they could only move with their assessed value one time. In effect, the property tax base for seniors is now “portable.”

Are you considering an international trip? If so, read on. The CDC has issued a COVID-19 order that may impact your plans for re-entering the United States.
Effective January 26, 2021 travelers arriving in the U.S. must:
1) Get tested for COVID-19 no more than 3 days before departing to the United States and show a negative test result to the airline before boarding OR 2) show documentation of recent recovery from COVID-19 to the airline before boarding.
This new order applies to all air passengers — including U.S. citizens and legal permanent residents — aged 2 years and older. It also applies regardless of the length of time spent outside of the United States.
Acceptable documentation of recovery from COVID-19 includes both a positive viral test result within 3 months of travel (or the time period specified in current CDC guidance) AND a letter from a healthcare provider or public health official stating that the passenger is cleared to end isolation.
Passengers who have tested positive for COVID-19 will need to delay their travel until they meet the criteria to end isolation; learn more here.

Attention Arcadia Resident Regarding Amended Trash Collection. Waste Management is having trouble providing all 3 pickups (solid waste, recyclables, and greenwaste) due to Covid-19 and other employees having to quarantine. They are going to pick up recyclables and greenwaste every other week.

The schedule until they get drivers back is below:
· December 30th – Trash and recycling carts only
· January 6th – Trash and greenwaste carts only
· January 13th – Trash and recycling carts only
· January 20th – Trash and greenwaste carts only
Waste Management is allowing extra bags of greenwaste (GW) to be picked up during the greenwaste rotation.

While you shouldn't panic if the house doesn't sell the moment you list it, you should begin to worry if the months start flying by without any real offers.
