Here are a few new plans for your review! One is a 2-story 800 sq. ft. home perfect for a couple. This can be built in the backyard of another house as an auxillary building.

The other is a 3-bedroom 2-story house that can be built as a single family home, a duplex or a Quad-Plex for Investment purposes.

I'd love to hear from my investors as to whether this might meet a need...a small lot that you want to put something on that might make you a bit of money, perhaps!

I've been designing a few "rent" houses lately. These could easily translate to "starter homes" or first-time home owner homes. The builder has set the criteria HE wants in these homes, but given a little grace for that, I think they have come out nice and livable. (Not exactly CUTE in my book, but they have what is necessary in a slightly larger footprint than many starter homes from back in my day.

CRITERIA: 4 Bedrooms, 2 Bathrooms (eliminate the dining room if you have to in order to get 4 bedrooms!). Also no garage. These are going into neighborhoods that don't have any so the code office wants to keep the look of the neighborhood.

Many of you may know that my business partner passed away a few years ago. Back in early 2021 the company was "reorganized" to try to remove any liability from Ralph's estate purposes. We simply changed names, but we are the SAME people, drawing AMAZING homes for folks to build.

Hey all my House Plan loving friends! I want your opinions on these two designs. SCENARIO: this is being built as a Rent House or a Starter Home in a subdivision that can not have a garage (the lots are too small and existing homes, from back in the early 1900's, don't have anything but a driveway (if that), and the city will not allow a garage. The other criteria was 4 bedrooms, 2 bathrooms and 1300 sq. ft. (or as close as we can get). Basically, to get the 4th bedroom we had to drop the dining room and combine the kitchen/dining so that a table would fit, but that is not the investor's goal, they want bedrooms.
With these notes in mind, what do you guys think of these two new plans? How much "openness" would you like to see between the Great Room and the Kitchen (more or less)? Personally, if I were considering living in this house, I'd like to make a back porch (on the PA12-115), but at least the back door is covered so you can stand outside while the dog goes potty and not get wet if it's raining or those who smoke, can have a covered spot outside for that. What do y'all think?

I've been stuck on tiny houses for a bit, but here's a NOT so tiny house you may like!

So many people these days ask about a "mother-in-law" suite for their homes. Here is a house I designed a few years ago for a couple with a mother who wanted to live with them. They still had kids around, so the basic house is a 4-bedroom house (2 down and 2 up) but back behind the garage is a whole apartment slated for mom. The single garage is ample space for her small sedan and the living area gives her room to entertain her lady friends. She has a kitchenette, large enough to prepare almost any meal and a lovely private bath with a huge walk-in closet. Mom shares a laundry room with the main house and can enter into the main house (and vice versa) at any time, so that they are not totally cut off, but each has privacy. Mom also shares a porch with the family.
I know so many people want an "open concept" and while the living and dining rooms are open to each other, they aren't open to the kitchen, however, I discovered that not everyone wants that. The separate desk nooks are super cozy and would be great to oversee children working on the internet or doing homeschool work.
As always, I'd love your comments. What would you do differently?

Feeling inspired today: Here's a guest house, in a 2-story format, for those of you who don't mind climbing stairs. This will fit on some really small lots, such as in Mid-Town Memphis where there is an alley for easy access.

So if you liked the plan I posted earlier today, here's the larger version (showing the Bonus Room and Bath 3 completed). There are no differences otherwise. The total heated footage on this plan version is 2170 sq. ft. (There is more attic space which could be converted to more rooms if desired.)

I have a new plan for you peeps who like looking....
This is a single family home with modest amenities. The Kitchen/Dining/Great Rooms are open concept. The bedrooms are split. The Primary bedroom has a private bath (and yes, there's a door from the Dining Room into the Privacy Hallway), but it's not super fancy, double vanities and a choice of either Soaker Tub with shower, or just a walk-in shower and a huge walk-in closet. The secondary bedrooms have their own bath, which is larger than many homes of this price point. There is a large Laundry Room, huge Pantry and Linen closet, so this should help with family organization. This home could easily have a 3-car garage by simply pulling the garage forward, which would also enhanse the size of the Bonus Room on the 2nd floor. This has a nice wrap-around porch on the front and a screened porch on the back. What's not to love?
The bonus room upstairs adds another 486 sq. ft. but it is the cheapest footage to finish as it already has a roof over it. Finish it for older kids, or as a playroom or throw all those crazy kids up there and use the downstairs bedrooms as an office and a space for Grandma. More room is available on the second floor if needed.

As I age, and as I speak with my aging clients, I began to wonder WHO of my friends (in my age group) might be interested in this line of plans. I don't have many, but new ones are popping up all the time.
The idea behind this design is for a couple who need separate bedrooms and have varying degrees of mobility. There is nothing "institutional" about it. Hand-rails at the toilet and shower would only be added if one needed them.
FEATURES:
* 2 HUGE Bedrooms with Walk-in/Roll-in Closets
* 2 Handicap "Friendly" Bathrooms (with a 5' turning radius for in the event a wheel chair is ever needed).
* No Step Entries at all exterior doors.
* Open concept Living Dining and Kitchen for ease of mobility AND for enjoying your guests from the entire living area.
* Emergency Egress from the bedrooms as well as a nice size screen porch located privately on the back of the house.
* Optional oversized garage
* Optional Vaulted Ceilings in the kitchen and Great Rooms.
* Pull Down Stairs (not shown) to access furnace and water.
* Powder Room for guests
*Huge Pantry

I have a new plan for all my friends. This one is different, but a commission from a custom client. The rooms are extremely spacious. This is expandable as well, not only is there a Bonus Room upstairs (along with a 3rd bath), but there is room for another bedroom (4) and MORE space available over the garage and over the front wing.

I would love your opinions and thoughts!
