Most builders keep pricing behind a curtain. We don't.

The best part of Bob Hinz's job isn't the finished house.

"There is an aha moment for almost every client where they realize they've got the rudder. It's fun to see their faces light up."

His favorite example: an owner who wrote software for a living. Two months into the build, he was talking to the framing contractor about the cantilever of the front porch beam.

"We all knew they had the skills and the basic intelligence. It simply took the right situation to make it click."

Ask Bob Hinz for the most fun home he's ever built and he doesn't say the biggest one. 🏔️

He says the one outside Morrison. Half a mile of driveway up a hillside through five switchbacks. Gas and electric more than 1,000 feet away. Water 900 feet down. Two days of dynamite for the septic, and rock so hard the engineering changed to pin the foundation straight to it.

And the homeowner running the project gave birth to her first child while the foundation was going in. Once the building was dried in, they enclosed the dining room in clear plastic — a nursery in the middle of the dust, with mom running her build from a card table desk.

Why fun instead of punishing? "So much creative juice flowing every day, and homeowners that were totally up to the challenge."

He tried hard not to be a homebuilder.

Grad school. Forest products logistics. Years on the road as a consultant, millions of miles. Bob Hinz had watched his dad build custom homes in Colorado and knew exactly what the boom-and-bust life looked like.

Then one day he came home and asked Mary to back him in starting a company.

"Oddly, the gravity of home building pulled me back in."

This one sits on a k**b in a gated Douglas County community, with views for miles in nearly every direction. Stone and stucco outside. Inside, the kitchen, breakfast nook, great room and primary suite all open onto the deck, so the outdoors is never more than a few steps away.

Bob grew up watching his father's carpentry work and swore he'd never join the trade himself. He came back to it in 2002 to build a different kind of company: one where the homeowner keeps control of the project and nobody hides the numbers.

🤔 Friday Fun Fact: A 2x4 Isn't a 2x4

Go measure one. We'll wait. 📏

A standard 2x4 is actually 1½ inches by 3½ inches. Not even close to its name! 😄

Here's why: it starts at a rough-cut 2" x 4" when it's green and freshly milled. Then it gets dried and planed smooth on all four sides — and about a half inch disappears in the process. The name stuck anyway.

It's a small thing, but it's a good reminder of something we say a lot around here: in home building, what something is called and what you actually get aren't always the same. 👀 That's true of lumber, and it's true of budgets, allowances, and bids too.

Here's the thing about blown budgets — it's almost never the concrete, lumber, or roofing. Those are pretty predictable. It's the finishes, where the price ranges get absolutely breathtaking. (One owner who swore she had "modest" taste discovered scorched pine siding… made in Japan. Beautiful stuff. Beautiful price tag. 💸)
