Sandy soil changes the whole watering equation.

Water moves through Southwest Florida sand fast — often faster than roots can absorb it. A long single cycle means most of it drains past the root zone and keeps going.

The fix isn't less water. It's shorter cycles with soak time between them. Two shorter runs let the first one absorb before the second arrives.

Usually it's a system fault nobody can see. A cracked lateral underground, a valve that isn't fully closing, a head buried under mulch that's been running into a bed for months.

→ Corners, where two arcs meet at their weakest point
→ Along driveways and walks, where heads get set back to avoid overspray and under-reach as a result

If you could watch our installation calendar fill in real time, you'd book today.
It doesn't fill evenly. It goes slowly through September, then all at once through October as everyone realizes at roughly the same moment that the holidays are actually coming.
By the time that rush hits, the good windows are already claimed, mostly by people who called back in August and September.
We've watched this happen every year since 1990 across Sarasota and Charlotte counties. It's remarkably consistent.

Warm light or cool light? It changes everything about how a property reads at night.

Cooler temperatures render green foliage more accurately but can feel clinical on a facade — closer to a commercial parking area than a home.

Warmer temperatures flatter stucco, stone, and wood, and feel like the light coming from inside your windows. On most Southwest Florida homes, that's the one.

The mistake is mixing them without a plan. Two color temperatures on one property looks like a repair, not a design.
